Job description

Serve as the Owner’s representative at meetings with the Operator and when appropriate attend Board meetings to provide current inputs to the owner’s decision making. Provide on-going monitoring and oversight of the hotel operator’s management and operations and report to the owner on a monthly basis. Evaluate the hotel operator’s management team performance and their ability to adhere to the budget, effectively explain variances and have standard operating and financial controls in place. Develop a strategic plan that focuses on longer term objectives but also work with the General Manager in developing tactics that will enhance operational and financial performance that will be developed and shared with the owner on an annual basis. Coordinate with the operator the hotel’s annual budgeting and planning process. Ensure timely and accurate decision making reporting and cash distribution as set out in the management agreement or lease. Supervise the preparation of final accounts in a timely manner Monitor capital expenditures, ensuring hotel projects are completed satisfactorily and as approved by the annual CAPEX budget. It is also important that the owners rep ensures funds are not released without appropriate operator and owner approvals. Evaluate operator’s cost allocations and any policy changes relating to them. Ensure that the hotel is receiving appropriate support from the operator’s regional and corporate resources as well as its worldwide sales and marketing resources. Perform routine inspections of the physical facility on a regular basis to assess issues such as health and safety compliance, liability and risk assessment, investigate guest complaints associated with physical plant issues and assess overall physical condition and upkeep. Monitor fixed cost issues such as capital reserves, insurance and property taxes Assist the owner in evaluating those parts of the hotel operated by third parties under subleases or concession agreement such as car parking, health spas and beauty salons, retail units, travel agents etc. Responsible for the timely renewal of the Hotel’s permits and licenses including taking ownership of the compliance of such function. Responsible for scrutinizing the performance and service quality of the Hotel. Participate in special projects that may include evaluation (due diligence) of properties for acquisitions or dispositions among other recurring and non-recurring events.
